SVP is a real estate development, engineering, and construction firm focused on historic preservation, adaptive reuse, and complex commercial projects. We partner with companies and public entities on real estate strategy, development planning, historic building reuse, and broader redevelopment opportunities.
From early concept and financial modeling through engineering, design, and construction, SVP brings development, technical, and execution capability under one roof. One team. One process. Every phase of the project.
Our deepest expertise and one of our clearest differentiators. We take on the projects others walk away from. Deteriorated historic structures, complex tax credit deals, and properties with significant untapped value.
We serve as a development and owner's representation partner to companies and public entities, helping guide projects from early strategy and feasibility through design, permitting, construction, and close-out. We bring an owner's mindset because we have lived the work ourselves.
With engineering leadership on our founding team and in-house design capability, we deliver design-build and commercial construction solutions that reduce friction between planning, design, and execution.
Our roots are in renovation. Especially the kind that demands technical judgment, field-level problem-solving, and disciplined execution. From disaster restoration to full gut rehabilitations of multifamily and commercial assets, we take on projects that test every part of the platform.
As principal investors and developers, we pursue tax credit-driven and value-add opportunities where we can bring real operational, construction, and redevelopment expertise to the table.
We model, structure, and help negotiate the capital stack from senior construction debt and mezzanine financing to historic tax credit equity. We also coordinate public funding sources, organize transaction documentation, and support projects through closing.
Southern Venture Partners was built on a foundation of service — to country, to clients, and to the communities where we live, work, and build. We started with overlooked, heavily encumbered properties that required vision, expertise, and resolve to transform. Over the past decade, that experience has grown into complex historic rehabilitation and adaptive reuse work, while shaping how we support clients as development partners on challenging real estate projects.
Along the way, we built our own construction companies — SVP Construction in Georgia and Coastal Plains Construction in Texas — because we believe the best developers stay close to the work. That gives us in-house construction capability, engineering expertise, and the financial discipline to deliver across a wide range of assignments, from targeted rehabs to complex adaptive reuse projects.
Our business model is simple: show up, be prepared, be honest, and make your handshake mean something. From rural main streets to major urban corridors, that standard does not change.
What We DoZach and Milt met at the U.S. Air Force Academy in 2009 and founded SVP on a shared foundation of service, discipline, and humble roots. After serving as Air Force officers, they turned to real estate to keep building, keep leading, and keep serving — bringing an owner-minded perspective and a bias toward work where experience, judgment, and follow-through matter.
Milt leads client advisory, owner's representation, development strategy, and investment structuring across the SVP platform. His background spans private equity investing, acquisitions, capital structuring, portfolio analysis, and operational oversight. He focuses on aligning business strategy, investment execution, and financial performance across complex projects. Prior to co-founding SVP, Milt worked on Jumana Capital's private equity team and served as a U.S. Air Force officer. He holds a B.S., with distinction, from the United States Air Force Academy and an M.S. in Finance from Georgetown University's McDonough School of Business.
Zach leads project planning and delivery across the SVP platform, bringing structure, accountability, and disciplined process to everything from field operations to development strategy. He brings a builder's mindset to project design, construction oversight, technical problem-solving, and the operational systems that turn complex rehabilitation work into executable plans. Zach is both a licensed General Contractor and Professional Engineer (PE). Before co-founding SVP, Zach served as a development engineer and aircraft structural engineer as a U.S. Air Force officer and later as a private defense contractor. He holds a B.S., with distinction, from the United States Air Force Academy and an M.S. in Mechanical Engineering from the Massachusetts Institute of Technology (MIT).
Growing operating businesses and public entities need a seasoned development partner embedded in their team. Someone who can guide a project from initial concept and feasibility through financing, design, permitting, construction, and long-term operational success.
We believe the best buildings are the ones with history worth preserving — and that the communities around them deserve developers willing to do the hard work of getting it right.
Whether you're a property owner with a building that needs vision, a growing business in need of a development partner, an operator expanding into new markets, or a community leader looking to revitalize a downtown — we want to hear from you.
